Water damage and mold questions

The questions Charleston homeowners and renters ask most, answered with published figures and South Carolina rules. Prices are national published ranges, not quotes.

Cost

How much does mold removal generally cost?

Fixr puts most mold remediation jobs at $1,500 to $9,000, with a $3,500 national average, and $10 to $30 per square foot. Bob Vila gives a lower range of $1,125 to $3,439. A crawl space job is often $500 to $2,000; mold in the HVAC system runs $3,000 to $10,000. Charleston prices vary by company and by how much material has to come out, so get the scope in writing.

What does it cost to test for mold?

Fixr lists a mold inspection at $450 to $800, $500 on average, and testing alone at $50 to $700, with $60 to $80 per sample beyond the first few. Bob Vila puts basic air testing at $250 to $350 and lab-analyzed samples at $400 to $500. If you can already see the mold, the EPA says sampling usually isn't needed.

What is the average cost of water damage repair?

Fixr lists water damage restoration at $1,200 to $5,000, with a $3,000 national average. Bob Vila gives $1,305 to $5,707. Clean water from a supply line costs less per square foot ($3.75 to $4.25) than sewage or flood water ($7 to $7.50), and rebuilding is extra.

What does crawl space encapsulation cost?

This Old House and Bob Vila both put crawl space encapsulation at $1,500 to $15,000, with most homeowners paying around $5,500. A vapor barrier alone is $1,500 to $4,000 (Fixr), and a crawl space dehumidifier adds $800 to $2,000 installed (This Old House).

Timing

How long does water restoration take?

Drying usually takes at least three days, according to Fixr, and Bob Vila puts it at about 72 hours for most areas. Rebuilding can take several more weeks to months, depending on how much was removed. Waiting on an insurance adjuster or on materials adds time.

How fast does mold grow after water damage?

The EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. In a Charleston summer, when the outdoor dew point is often above 70°F, a closed-up wet room doesn't dry on its own.

Mold and health

Is mold considered uninhabitable?

South Carolina's landlord-tenant law doesn't mention mold by name. It does require landlords to follow building and housing codes that affect health and safety, and to keep the home fit and habitable (S.C. Code 27-40-440). If a landlord doesn't fix a serious problem after written notice, the tenant may be able to end the lease after 14 days (27-40-610). This is general information, not legal advice.

Do I need a mold test before removal?

Often not. The EPA says that if you can see or smell mold, you have a problem to fix, and sampling usually isn't needed. Testing helps when you suspect hidden mold, have a health concern, or need proof the job is done. Hiring a tester who doesn't also sell the removal keeps the results honest.

Can I clean mold myself?

For a small area, yes. The EPA says that if the moldy area is less than about 10 square feet, roughly a 3 foot by 3 foot patch, you can usually handle it yourself. Larger areas, mold in the HVAC system, or mold after sewage or flood water are jobs for a professional.

Fixing it

How do you fix a house with water damage?

Stop the water, then get it out and dry the structure fast. Wet carpet pad and drywall that stayed wet usually have to be cut out; framing and subfloors can often be dried in place with fans and dehumidifiers. Moisture readings should show the materials are dry before anything is closed up. Then the rebuild.

Does a Charleston crawl space need a dehumidifier?

Often, if it is sealed. The EPA advises keeping indoor humidity below 60 percent. A sealed crawl space in Charleston's summer air usually needs a dehumidifier or conditioned air to stay there. An open, vented crawl space with a dehumidifier just dries the outdoors. Fixr lists crawl space dehumidifiers at $750 to $1,700.

How do I compare crawl space encapsulation quotes?

Get at least three and compare them line by line, starting with liner thickness and where the dehumidifier drains. In local threads, quotes for similar crawl space jobs ran from about $1,200 to $8,000, and one homeowner reported paying about $10,000 for mold treatment plus encapsulation. The published range is $1,500 to $15,000 (This Old House).

What does a restoration company fix, and what is left for a contractor?

A restoration company stops the damage: it dries the house out and removes wet or moldy material. Some also rebuild; others hand that off to a general contractor. Ask which they do before you sign, so the job doesn't stall halfway.

Flooding

Which Charleston neighborhoods flood most often?

Residents most often name the peninsula around King and Huger and the Market, Hagood Avenue, Harbor View Road on James Island, and parts of West Ashley such as Air Harbor and Shadowmoss. Federal flood insurance claims by ZIP code tell the longer story: downtown 29401 and Isle of Palms have the most on record.

Why does my street flood when it isn't high tide?

Heavy rain can outrun the drains on its own, especially on filled marsh at nearly sea level or on heavy clay inland. When rain and a high tide line up, it gets much worse, because the drains empty toward water that is already high.

Insurance and choosing a company

Will homeowners insurance cover water damage?

Usually when the water is sudden and accidental, like a burst pipe, and usually not when it comes from flooding, which needs a separate flood policy. The SC Department of Insurance says a standard homeowners policy doesn't cover flood damage, including storm surge. Slow leaks and long-term seepage are often excluded. Read your policy and ask your agent.

Can my insurer make me use its restoration company?

Generally no. You can usually choose your own restoration company. Ask your insurer in writing how it handles a company that is not on its list, and read every form the company hands you, including any that assigns your benefits or directs payment to them.

Will a water damage claim get my policy dropped?

It can affect renewal. Homeowners report non-renewals after two water claims close together. Before filing a small claim, compare the repair cost with your deductible and ask your agent how claims affect your renewal.

Can my insurer deny a water claim because of mold?

Some policies cap mold at a lower limit, and adjusters sometimes point to mold in drying photos to argue a leak was old. Report the loss the day you find it, take your own dated photos before drying starts, and keep the plumber's report on the cause.

Are national restoration franchises better than local companies?

Not necessarily. A national franchise is a locally owned business using a shared brand, and quality varies by owner. A local independent company can be just as equipped. What matters more is a written scope and moisture readings you can see. Check the license where South Carolina requires one, and don't sign insurance forms on the spot.

Does South Carolina license mold remediation companies?

No. A 2019 South Carolina legislative study committee found that people who hold themselves out as mold specialists don't need a license or certification from any governing body, and a 2026 bill to create one has not passed. Repair and rebuild work over certain dollar amounts does need a state contractor license.
