How long water damage restoration takes
Plan on at least three days of drying, according to Fixr, and several more weeks to months for rebuilding, depending on how much was removed. Bob Vila puts most drying at about 72 hours. Waiting on insurance adds time, and so does humid weather.
The usual sequence
| Stage | Typical time | What sets it |
|---|---|---|
| Emergency visit and extraction | Same day to next day | Call volume; after a storm, everyone calls at once |
| Drying | At least three days (Fixr); about 72 hours (Bob Vila) | Materials, how long they were wet, humidity |
| Insurance review | Varies | Adjuster visit, estimate approval |
| Rebuild | Several weeks to months (Fixr) | Scope, permits, cabinets and flooring lead times |
Why drying runs longer here
Dehumidifiers pull water out of the air so materials can give theirs up. In Charleston's summer, the airport averages a dew point of about 73.2°F in July, and about 140 days a year have an average dew point of 65°F or more. The house has to stay closed, and crawl spaces under raised houses have to be dried too. Dense materials like hardwood and plaster dry slower than drywall.
Average muggy days (dew point 65°F or higher), by month
Where jobs stall
Homeowners describe the same gap: the drying company finishes, the walls are open, and nobody is lined up to rebuild. One Charleston owner after a rain leak ended up coordinating five vendors. Ask on day one:
- Does your company rebuild, or who does?
- Will you send your moisture logs and photos straight to my adjuster?
- What do you need from me to keep things moving?
Questions Charleston homeowners ask
How long does water restoration take?
Drying usually takes at least three days, according to Fixr, and Bob Vila puts it at about 72 hours for most areas. Rebuilding can take several more weeks to months, depending on how much was removed. Waiting on an insurance adjuster or on materials adds time.
Can I stay in the house during drying?
Often, if the kitchen and a bathroom work and the water was clean. The equipment is loud and warm. With sewage cleanup or mold removal under way, it may make sense to stay elsewhere. Ask your insurer whether your policy pays for somewhere to stay while the house is unlivable.
How do I know drying is finished?
Moisture readings in the affected materials should match readings in dry parts of the house. Ask for the final readings in writing before walls are closed.
