Water damage restoration in Charleston
Get the water stopped, get it out, and get the structure dry within a day or two. That is the whole job at the start; the EPA says drying within 24 to 48 hours helps prevent mold. Fixr puts most restoration jobs at $1,200 to $5,000, with a $3,000 national average, before any rebuilding.

What a restoration company does
- Finds and stops the source, or tells you which trade to call for it. A plumber fixes the pipe; the restoration company deals with what the pipe soaked.
- Extracts standing water from floors and carpet. Fixr lists water extraction at $3.75 to $7.50 per square foot.
- Measures moisture inside walls and floors with meters, and maps how far the water spread. Water wicks up drywall and runs under flooring farther than it looks.
- Removes what can't be saved. Wet carpet pad and drywall that stayed wet are usually cut out. A "flood cut" removes the bottom of the wall so the cavity can dry.
- Dries the structure with air movers and dehumidifiers, and checks readings each day until materials are back to normal.
- Rebuilds, or hands off to a contractor who does. Ask which before you sign.
Why Charleston jobs run long
Drying depends on the air. At Charleston International Airport the average dew point in July and August is about 73.2°F, and about 140 days a year average a dew point of 65°F or more. Opening windows in that air adds moisture instead of removing it, so drying here usually means keeping the house closed with dehumidifiers running.
Crawl spaces hide leaks. A recurring story from homeowners: a pipe bursts under the house, the plumber fixes it and says the area will dry on its own, and months later the subfloor grows mold during a humid stretch. If water got under the house, have the crawl space checked with a moisture meter, not just the pipe.
The housing adds to it. Many older Charleston houses sit on piers over a crawl space, so a leak on the first floor ends up in the subfloor and the crawl space below. That space has to be dried too, or it becomes the mold job six weeks later.

Before you sign the work authorization
Most companies hand you a form before they start. Read it. Some of these forms are a simple permission to work; others assign your insurance benefits to the company or make you responsible for whatever your insurer doesn't pay. The SC Department of Insurance warns that with an assignment of benefits you may be giving up some, most or even all of your rights under the claim. Ask:
- Is this a work authorization only, or does it assign my insurance benefits or direct the insurer to pay you?
- How is drying billed: per piece of equipment per day? Who decides when it is done?
- Will I get the daily moisture readings and photos?
- Do you rebuild, or does that go to someone else?
Repair it or claim it?
Sudden, accidental water from a burst pipe or failed appliance is the classic covered homeowners loss. Water that came in from outside during a flood is not; that needs a flood policy. A slow leak that went on for months is often excluded. Insurance claims in South Carolina.
Questions Charleston homeowners ask
Can I dry it myself with fans?
For a small spill on a hard floor caught right away, often yes. Once water has soaked carpet pad or drywall, fans alone usually leave moisture inside the wall or floor. The EPA says to dry water-damaged areas within 24 to 48 hours to prevent mold, and in Charleston's humid air that usually takes dehumidifiers and a moisture meter.
How long will the drying equipment stay?
Fixr says extraction and drying take at least three days. The equipment should come out when moisture readings are back to normal, not on a fixed schedule. Ask for the daily readings.
Does the restoration company fix the leak?
Usually not. A plumber or roofer fixes the source. The restoration company handles the water and what it damaged.
