Mold removal and remediation in Charleston
Remediation means containing the area, removing moldy material that can't be cleaned, cleaning what can, and fixing the moisture that caused it. Fixr puts most jobs at $1,500 to $9,000, a $3,500 national average. Skip the moisture fix and you pay twice.

Why Charleston houses grow mold
Mold needs moisture, and the Lowcountry supplies it. At the airport, about 140 days a year have an average dew point of 65°F or more, nearly all of them between May and October. The EPA says to keep indoor humidity below 60 percent. In a vented crawl space or a closet against an exterior wall, summer air can stay above that for weeks.

Then there are leaks. A slow drip behind a shower, a condensate line from the air handler, or a roof leak in a summer storm can wet a wall for weeks before anyone sees it. Charleston humidity and mold.
Can you clean it yourself?
The EPA says that if the moldy area is less than about 10 square feet, roughly a 3 foot by 3 foot patch, you can usually handle it yourself. Scrub hard surfaces with detergent and water and dry them. Throw out porous material like ceiling tile or carpet that stays moldy. Larger areas, mold in the HVAC system, and mold after sewage or flood water are jobs for a professional.
What a remediation job includes
- Finding the moisture source and fixing it, or naming who will.
- Containment with plastic sheeting and negative air pressure, so spores don't spread to clean rooms.
- Removal of moldy drywall and other porous materials.
- Cleaning of framing and hard surfaces, and HEPA vacuuming.
- Drying and a check that the area stays dry.
- Verification. A visual check and moisture readings at minimum. Some owners pay for a clearance test by someone independent.

Paying twice: the pattern to avoid
Charleston homeowners describe the same story online: a crawl space treated and sealed, then a test months later still showing mold, because the moisture problem underneath was never solved. Before you pay for removal, get the cause in writing: a leak, a missing vapor barrier, a disconnected dryer vent, a crawl space open to summer air. Then ask how the company will show the area is dry afterward.
South Carolina doesn't license mold remediators. A 2019 legislative study committee found that people who hold themselves out as mold specialists don't need a license or certification from any governing body. That makes the questions you ask matter more. Choosing a restoration company.

Questions Charleston homeowners ask
Is bleach enough to kill mold?
The EPA's cleanup guidance is to scrub hard surfaces with detergent and water and dry them completely. Removing the mold and fixing the moisture is the point; porous material that stays moldy usually has to be thrown out.
Do I need to leave the house during remediation?
Not always. Containment is meant to keep spores in the work area. The CDC notes that people with asthma or mold allergies may have severe reactions, so anyone sensitive may want to stay elsewhere while work is under way.
Is mold in the crawl space normal in Charleston?
Some staining on framing in an older, vented crawl space is common here. Active growth or soft wood means the crawl space needs work. So does a musty smell inside the house.
